Community Covenants Neighborhood Restrictions are the rules for a subdivision. When you purchase your lot they are to give you a copy of the CCNR’s and they can be a challenge sometimes. Like they tell you the style of home you can build, the colors etc. They can even tell you that you are not allowed to park your car overnight outside? It is a good idea to read these before you make your purchase.
Corner lots
Corner lots can pose some interesting problems. Since the introduction of the American Disabilities Act, corner lot can be required to have an accessible ramp. Guess who gets to pay for it YES YOU. The city sure as hell wont, that your problem not theirs. Also if you have a storm drain on the corner yes that same corner you will have even more fun. I am just saying to check into this while you’re at the city.
Also some cities require curb cuts for driveways. This means that you may be required to hire yet another engineer to this.
Some cities require a Civil Engineer sign off on the plot plan. (what a joke) you have to pay some engineer $5,000 to do a $250 drawing?
